What happens when a tenant doesn't pay rent after receiving a default notice letter?
For residential leases: The default notice letter states that the tenants have 14 days from receiving the default notice letter to pay the outstanding balance on their account. If the tenant does not pay the full amount within that time frame, you have the option to terminate the lease contract.
Proper sends out an overview of tenants who have not paid their outstanding balance within those 14 days every month. The e-mail states, that if you wish to terminate a tenant, that you should get in touch with Proper's support (support@helloproper.com). We will then ask you for additional information on the timing of the termination as well as the move out inspection.
For commercial leases: The default notice letter states that the tenants have 3 days from receiving the default notice letter to pay the outstanding balance on their account. If the tenant does not pay the full amount within that time frame, you have the option to terminate the lease contract.

What does the termination letter state?
The termination letter states the move out date as well as the date for the move out inspection. Furthermore, it informs the tenants where to drop off their keys.
The letter gets sent with a delivery certificate through PostNord. You will be informed as soon as the tenant has received the termination.
