What happens when a tenant doesn't pay on time?
As a landlord, you have full control over when a bill is due. You can set this up under Rent on the tenancy agreement. The day after the due date, your tenant will receive a reminder by email and SMS. This reminder is sent without charges and states that payment must be received within two days to avoid charges.
If the tenant doesn't pay, landlords can use Proper to send a notice letter once a month. Proper sends notice letters by email and by letter with a delivery certificate.
When does Proper send notice letters?
If a bill is due on the 1st of the month, Proper follows EjendomDanmark's recommendation and sends the notice letter 3 business days after the last due payment date. If the rent is due on a public holiday, Saturday or Constitution Day, the due date is postponed to the following weekday.
Who controls which tenancies should receive notice letters?
Proper automatically ensures that no notices are sent too soon after the due date.
In addition, as a landlord, you can control which tenants receive payment reminders and who should be excluded:
- Select the desired Tenancy
- Go to Rent in the menu.
- Click Actions on the right side
- Click Update notice settings
Choose whether tenants should receive default notices or whether they should be excluded
2 days before Proper sends a notice letter, you as a landlord will receive an email with an account summary of all unpaid bills.
You can make changes to the notice letter settings for individual bills if you wish:
- Click on Payments
- Click on Default notices

Fee for notice letter
When the tenant receives a notice letter, a fee is added. For residential tenancies, the fee is 335kr (2026) regardless of the outstanding amount. For commercial leases, the fee is 178kr + 2% of the outstanding amount over 1.000,00 kr.
There is no additional invoice sent for the fees of the notice letter as the notice letter itself counts as the invoice.
Proper charges a service fee of 199kr/claim to cover our costs for sending the claim. This means that the fee you are charged by us for residential tenancies will always be covered by the tenant's fee, unless you choose to delete the claim fee from the platform yourself. For commercial leases, you may have to pay part of the fee if the tenant's outstanding balance is less than DKK 2,000.
